Metal Building Maintenance: The Complete Annual Checklist

Why Maintenance Matters

Steel buildings are low-maintenance — not no-maintenance. A few hours per year can add years to the life of your structure and prevent costly repairs down the road.

Spring Inspection

  • Check all fasteners — tighten any that have loosened from thermal expansion
  • Inspect roof panels for hail damage, loose seams, or rust spots
  • Examine trim and flashing — look for gaps where water could enter
  • Clear debris from gutters, valleys, and around the base

Summer Care

  • Wash panels with mild soap and water to remove pollen, dust, and bird droppings
  • Check for condensation inside the structure — add ventilation if needed
  • Trim vegetation at least 2 feet away from all sides

Fall Prep

  • Inspect anchor points — make sure concrete hasn't cracked or eroded
  • Lubricate moving parts on doors, hinges, and latches
  • Touch up scratches with matching galvanized paint to prevent rust

Winter Watch

  • Remove snow accumulation from roof if depth exceeds 6 inches
  • Check for ice dams along eaves in colder regions
  • Monitor for wind damage after storms

When to Call a Professional

If you spot rust that's penetrated the galvanized coating, structural fasteners that won't tighten, or panels that have shifted, contact your dealer. These issues are easier and cheaper to fix early.
